Large furnished bedroom/private bathroom/use of pool/pvt entrance/2.5 miles to UM/ House

**Landlord will wash/dry laundry, upon request. Private, furnished, beautiful bedroom, living room and bathroom available in the rear of my house, where I reside. Bedroom has kitchenette with coffee pot, microwave, table top oven, dishes, utensils,... cleaning and dishwashing supplies, mini fridge with small freezer for ice/ice cream. Can also use gas barbecue with side burner for heating or cooking dishes, while entree is being grilled.Barbecue is under covered carport patio area. Tenant has 2 private entrances-one through bedroom French doors, other through bathroom, both of which open to pool/patio. House is an updated 97 year old Mediterranean Revival style home, in the heart of beautiful Coral Gables. House has hurricane impact doors/windows throughout, and burglar alarm. Impact glass helps muffle sounds and also acts as a deterrent to burglaries. House is not in flood zone and has portable gas generator to run central ac/electricity if power is lost during storm.

Tenant may use pool as long as there is no audible music playing or parties. No smoking inside house, no recreational drugs, alcohol in moderation. 1-2 guests ok, as long as rules obeyed. Please note that a cottage is rented on rear of my property and tenants sleep during the day. The yard is gated and tenant will use the rear gate. Please note that I do have a floofball, indoor Maine Coon cat, 2 outdoor cats, and 1 indoor, sweet, geriatric dog. The cottage tenants have a large, friendly, active, obedient, indoor dog, who does not jump up on people. Both dogs are allowed to use the backyard to go to the bathroom, so the gate must always be closed. Also, the pool/patio area is a shared space by myself, and the cottage tenants as well, although none of us use the pool very often.

I also have 2 kayaks for complimentary use, but tenant must be able to transport them -[note; SUV is ideal]. I will transport 1 kayak only, locally, if given advance notice. I am an avid kayaker/canoeist and will be happy to advise paddlers of where to go, including the Everglades, Biscayne Bay, shores of Atlantic Ocean, fabulous urban waterways.

I am seeking a quiet tenant and my property is ideal for the UM community. I literally live 2.3 miles away from the campus, and riding a bike through the shady, residential streets, to the campus is always nice! My property is central to MIA, UM, beautiful Miracle Mile, the Venetian Pool, the Biltmore Hotel, Coconut Grove. It is also about 1.5 hours from fantastic Everglades and the upper Florida keys.

Lastly, I will require Renter's insurance. It is my understanding that it is about $15-$20 per month. A background check of the prospective tenant will also be required and the fee of $39.95 will be paid by the applicant. Read More
