Very happy in my second year at Cascade. The apartments are terrific: beautiful natural light thanks to large windows with amazing views; attractive hardwood floors and spacious and modern bathrooms and kitchens; incredibly responsive maintenance team (my last request -- A/C not working -- was responded to in less than 15 minutes and fixed soon after that); and to be just an elevator ride away from Milam's is so appreciated and convenient. Location is amazing. Parking has been chaotic since day... one, but you get used to it and it's worth it for the benefits. There are droves of UM students, but the apartments are built to withstand hurricanes so you don't really hear anything. The amenities floor is always spotless and is great for exercising and entertaining. The rental prices are getting totally out of hand, but hoping the inflation will decrease when the new construction next to us is finished. All in all, a great experience at Cascade and highly recommend!

My experience living at this apartment complex has been nothing short of frustrating and disappointing. What initially seemed like a promising place to live quickly became a series of ongoing issues, all worsened by poor management and lack of accountability.
From the very beginning, the move-in process was mismanaged, resulting in us losing the apartment we were initially signing for and the complex being unprepared for our movers which inflated costs. Management’s response was delayed and... unhelpful, setting the tone for the remainder of our stay. Attempts to communicate concerns or resolve problems — including being charged avoidable fees with our moveout — were routinely ignored or met with vague, delayed responses. We made every effort to handle these matters in good faith, but were met with silence or deflection.
The parking situation is another major concern. While the cost of rent is already high, residents are expected to pay excessively for parking, with limited options and poor organization. You are ultimately sharing with transit and forced to park in limited space or you will receive a ticket. It’s an added cost that feels unjustifiable given the overall living conditions.
Safety around the complex is also an issue. The surrounding environment often felt unsafe, especially during evening hours, and security presence was minimal at best.
Inside the apartment, the problems continued. Silverfish were a constant nuisance despite our best efforts to address the infestation. The walls are paper-thin, offering no sound insulation, and the overall finishes feel cheap and poorly installed. Comfort and quality were clearly not priorities in the construction or maintenance of these units.
To make matters worse, I experienced being stuck in the elevator — twice — and had to be rescued both times. This is a serious safety concern that no resident should have to deal with more than once, if at all.
In summary, the combination of mismanagement, high costs, safety concerns, and overall poor living conditions made this a truly regrettable experience. I would strongly advise others to look elsewhere. We were warned at move in by a previous resident of what to expect and should of listened. There are far better options available where your money, time, and peace of mind will be respected.

Overall a good building with nice amenities and a convenient location next to Metrorail stop. Management and maintenance have been responsive when issues arise. Periodic tenant appreciation gatherings and breakfasts have been a nice touch. Sometimes can't open sliding glass door on nice evenings because of marijuana smells from nearby balconies. A high percentage of UMiami students live at Cascade Link. Parking rules have become stupid since Metropolis took over management of garage (i.e.,... tenants can't park on mid or lower floors and can't back into spaces). Security should be tighter - a lot of food delivery and non-tenant guests gain building access. Annoying when water shut off for building without warning.

I recently moved out of Cascade because of the constant rain damage to the building. On top of them re-doing the damaged floors from flooding and having practically the entire building have to move out after 1 day of bad ran, I had silver fish bugs all over the floors all the time and I was the first person to live in my unit and kept it very very clean. Do not live here if you are looking for a luxury building.
